Villa Beata Solitudo

This historical villa directly faces the famous Via Appia Antica, or Appian Way, which was built by the Romans in 312 BC. The villa was originally a Roman shepherd’s house, and still maintains its original facade and doorway.

Situated within 1 acre of lushly landscaped gardens, with olive, fruit and cypress trees and a rose tunnel, all illuminated at night. Villa Beata Solitudo also has a private patio area outside and 2 upper level terraces with views of the estate and the Via Appia.

Villa Beata Solitudo (472 sqm/5080 sqf) has been upgraded and expanded over the years, while maintaining its authentic and elegant features. The main part of the home is on two floors and has three bedrooms and two bathrooms upstairs, while the guest wing includes a living room, three bedrooms and three bathrooms. There is a full-time property manager who lives in a house on the property and manages the estate security, maintenance of villas, gardening and landscaping and pool maintenance. The monthly fee for this service is €2500 per month. There is also a third bedroom or study available, and a staircase leading to the upper level terrace.

The Guest Wing:

Located on the ground floor of the villa, with two completely independent entrances. The guest wing includes three bedrooms, a living room, two bathrooms with showers and a powder room, as well as direct access to the kitchen. There are stairs leading down to the original underground wine cellar.

Amenities include air conditioning, screened windows, an alarm system, and sturdy iron bars on the doors and windows for further security. Private gated entrance to the estate and plenty of parking.

Villa Romana

This villa (392 sqm/4220 sqf) was built by the current owner in the 1960’s and has been meticulously restored and maintained in recent  years. It has a private gated entrance off the Appia Antica, in front of the Tomba di Seneca (Seneca’s Tomb), a swimming pool, and a beautiful park. On the ground floor there are 3 bedrooms and 2 bathrooms, while upstairs there are 3 bedrooms and 2 bathrooms. The interior of the villa has frescoed ceilings, intricately hand-painted doors, and beautiful terracotta floors.

Ground floor:

The main entrance opens up into the main living room, with a large marble fireplace and Venetian stucco walls. There are large sliding glass doors that offer a view of the entire property and landscaped gardens, with a patio for outdoor dining.

The formal dining room has high vaulted ceilings and is full of light. The large kitchen is fully equipped with a dishwasher, oven, refrigerator and stove and has a door leading to a covered patio for al fresco dining, while a smaller breakfast room is located right off of the main entrance.

Leading off the kitchen in a separate corridor, there is a service bedroom and ensuite bathroom.
